All of the above scenarios can lead to improper mold inspection diagnosis and the recommendations of self serving single-trade contractors. Many times property owners try to remedy problems by throwing money at them. They want to fix problems and they follow the advise of “professionals.” The problems may not go away however, because the expert or professional was not versed in problem solving but only in a single trade. The resulting reoccurring issue with moisture may cost even more money to resolve and the property owner is left holding the bag. Don't make judgments on cause determination based upon a single trade mindset. The same advise pertains to mold experts.

Calling a mold expert will often result in an education in mold and paying for testing that ends up costing you money but leaving you without a plan of action. Often mold testing is a waste of money. Eliminating mold and killing it utilizes the same procedure no matter the species of the organism. Building a legal case against a landlord, or in real estate transactions, getting the testing may be prudent. Certainly if you plan on certifying results after remediation, prior and subsequent testing by a third party would be in order to ensure that the removal was successful. Calling a mold expert will not always get you to a plan of action that will solve the problem.

So when calling for an inspection you should first determine your objective and then find the proper inspector for the job. The cause of a moisture related problem may not be as easy to validate as you may think. Interior moisture can cause condensation within walls, in attics and in basements. Liquid moisture is the element that feeds mold growth but it may be coming from moisture vapor condensing on cooler substrates. This troubling warmer to cooler cycling is most prevalent in the winter months in the inside of homes.

A careful inspection of your problem by an independent inspector will go a long way to reveal the real cause of your moisture problems. A real plan of action can be outlined by an independent that is not looking to sell you anything.
